The property known as 555 Ridge Road in Lansing, NY, consists of 7.4 acres of gently sloping land that faces the first six miles of Lake Cayuga. The spectacular views are panoramic and take in the surrounding hills with the City of Ithaca centrally featured to the South. The view of sky is unrestricted yielding to a reflection of city lights at night across the water, as well as, an array of stars above. The setting is magical.

The Main House, built in 1992, is one-story, and oriented due south to take advantage of the view from every south-facing window. On the north side, windows face lush plantings and a 300’ x 40’ enclosed corral with plenty of organic soil for the avid gardener or plantsman protected from deer and other predators.

Handicap accessibility begins in the spacious double garage with a cement ramp leading into Foyer. The Master Bath features an off-set toilet to accommodate a wheelchair, as well as, a wide ceramic and glass brick wheelchair-accessible shower enclosure with a five-foot tile bench and hand-shower for sit down bathing.

Ventilation is facilitated throughout by plentiful windows that are mirrored on both sides of the house. Natural lake-induced breezes flow uphill in the morning, and downhill at night. Central air-conditioning was not deemed necessary, as the natural flow of air is plentiful and refreshing. An automatic, large fan sheds heat from the area beneath the roof and above the ceilings. Generous overhangs above each window shield them from sunlight and gentle rains.

The house and property are ideal for anyone who wishes to have spectacular lake views, to be buffered from noise and neighbors, and who appreciate nature and big skies. Most of the neighboring homes border Lakeview Drive on the north side opposite from the view. The first one hundred yards of the driveway from the entrance off of Route 34B (Ridge Road) is shared by a right-of-way with a Bed & Breakfast about 150 yards northeast of the house, but the house is sufficiently far from the highway and driveway to insure quietude. As this is a two-bedroom, two-and-a-half bathroom house – the smaller bedroom perfect for a live-in nurse or the grandchildren – the B&B nearby is ideal for visitors.

The house is served by municipal water. A private septic system serves for sewer. Amenities include a fire and intrusion alarm system, a driveway sensor to detect approaching cars, bright exterior lights all around, paver and slate sidewalks and patios, a composite siding that does not attract woodpeckers and is easily power-washed. The furnace runs on propane and provides hot water for domestic use and in-floor heat.

In short, the house is filled with sunlight and fresh air much of the time, and could not be better for a peaceful state of mind.
The generous two-car garage connects to the foyer by a cement wheel-chair ramp. It contains a deep storage closet, and features both photo-eye activated and switched lighting.

Character and Style

Ceramic and hardwood floors throughout, in-floor hot water heat,
Large custom moldings and door frames, dimming switches, security and fire detection system, generous windows with custom drapes, ceiling lights in all rooms, generous closet space. There is great cross-ventilation due to hillside breezes.
To the south, one gazes back at the City of Ithaca over six miles of Cayuga Lake. Lansing and Cornell are to the left, and the west shore is to the right. At night the lights of Ithaca dance on the water, and there is an unobstructed 180-degree view of the sky. There are no structural impediments to the view due to a deed restriction on the adjacent property below.

LIVING GREEN

The house is oriented facing due south. In the distance, the Ithaca College towers can be seen, as well as the south shore of Lake Cayuga. To the left is the Town of Lansing and Cornell University in the distance, and to the right is the West Shore of Lake Cayuga.
Cayuga Medical Center is located there, about twenty minutes away.

All seven acres of the property could be considered organic in nature. No chemicals have been used on the property since it was a cornfield, some 25 years ago. Much of the acreage has been tilled under annually and planted with nitrogen-fixing grasses to enrich the topsoil. About four acres could be dedicated to organic farming.
