Set on one acre of Ithaca Lakefront property, in one of the most desirable stretches of West Shore frontage. Located just one-and-a-half miles from The Hangar Theater, this year-round home is just five minutes from Cass Park tennis, skating, marina, ball parks, and walking trails, and a short 15 minute drive from Cornell and Ithaca College.

Upstairs, this highly functional residence has living room and dining room with cathedral ceiling, and master bedroom and bath (with washer & dryer) and recently updated kitchen with newer appliances. Full front deck for dining and entertaining. There's nothing like blueberry pancakes or French toast and strawberries enjoyed with your family on Saturday and Sunday mornings... the sun coming up over Cornell as you sip your tea or coffee.

Living areas upstairs and down have new hardwood floors.

Hop in your boat or kayak and make your way down the shore to the Ithaca Farmer's Market greeting friends and neighbors along the way.

All new sliding glass screened doors and windows throughout the house, upstairs and down. approximately 30 ft x 10 ft decks, overlooking the water and affording a beautiful lake view. Lots of trees give you year-round privacy.

The downstairs living space includes two bedrooms, one bath, updated kitchenette, and has a separate entrance as well.

Two sets of new sliding glass doors serve the downstairs apartment, and open out onto a full-width deck across the front, approximately 30 ft x 10.

Lighted steps lead down to the beach area which has 100 feet of lake frontage, and an excellent dock, including deck with step-down across the front edge for easy boat access. Two swim ladders (the property affords fabulous swimming!) complete the dock area.

The home can be used, legally, as a single family or two-unit residence. A second laundry with washer and dryer is located in the basement. The walkout basement is the perfect place to store your small boats such as canoes, kayaks, windsurf boards plus skis, bikes and everything else that makes life on Cayuga Lake so fabulous!

This home has municipal water and sewer service, is served by natural gas, cable and high speed internet service* (utilities not included for longterm rentals), and is in the Ithaca City School District.
* High Speed Internet is not guaranteed due to individual differences in configurations of guest computer and/or modems.

Character and Style

Great views through hemlocks, has a great deck surrounded by huge maple trees and oaks.

LIVING GREEN

Trees for shade in the summer and warmth in winter. We also have several little solar lights to show the path to the dock-- plus a little light on the dock so that if we come home late at night by boat we can locate our destination!

The Glenwood Pines Restaurant is within walking distance, and other of Ithaca's best restaurants and Wegman's are just a very short drive away.

Full basement keeps the home cool in summer and warm in winter.
